Fire Compliance Annual Audits and Essential Services Inspections
Fire Compliance Annual Audits and Essential Services Inspections
FRS can help with your annual fire compliance audit requirements.
Periodically fire compliance annual audits must be undertaken to ensure compliance with the Building Code of Australia. The Victorian Building Act along with the Building Regulations came into operation in 1994. These effect all buildings built on or after 1 July 1994.
These regulations go further than the previous regulations by specifically requiring essential fire safety services inspections and their level of performance be maintained. Building owners need to ensure periodic audits in accordance with the Australian Standard and maintain a record of that audit on site.
Owners of buildings built prior to 1 July 1994 still have a responsibility to ensure the safe operation and maintenance of the fire safety services.
The objective of maintenance and annual audits is to ensure that services continue to perform at the same level of operation that existed at the time of commissioning.
Audit inspections check for:
- General wear and tear
- Reliability
- Faults
- General housekeeping
FRS is able to inspect the following essential services:
- Fire indices of materials
- Fire isolated lift shafts
- Fire isolated passages
- Fire isolated stairs
- Fire protective coverings
- Fire rated access panels
- Fire rated control joints
- Fire rated materials applied to building elements
- Fire resisting shafts
- Penetrations in fire-rated structures
At the conclusion of our audit we will provide the building owner with a detailed report sighting all essential services requiring attention together with a quotation to bring these items up to code.
The maintenance of essential services applies to Class 1b, 2, 3, 5, 6, 7, 8, 9, buildings as defined in the BCA. These include multi-storey residential buildings, hotels/motels, offices, shops, warehouses, factories and hospitals/public buildings.

Service Penetration Fire Stopping Electrical, Plumbing and Mechanical
Service Penetration Fire Stopping Electrical, Plumbing and Mechanical
To ensure fire safety of facilities and the lives of those within it is imperative that the service penetrations made by various contractors are properly stopped to protect against smoke, fire and odours.
Over the course of a year various service contractors will make penetrations in walls, ceilings, floors and other structural components of your facility. Commonly these penetrations are made for communication cables, plumbing services etc. Many contractors do not attend to the appropriate fire stopping procedures in the correct manner or if at all. We can ensure the fire integrity and safety of the building in accordance with AS1530 Part 4.
The stopping up of holes with cement and/or plaster is no longer acceptable. Private certifiers and councils are requiring certification by specialist contractors.
Additionally, for buildings under construction, if the systems are installed at the correct time in the construction program, costs will be minimised. If you wish, we can cover all trades on your project and certify the complete fire stopping job, or we can look after your section of responsibility. We are also able to advise and supply the correct materials to each of your sub-contractors if you prefer to work this way.
FRS has the systems, experience and expertise to provide compliant fire stopping services. We supply and install quality fire protection products to ensure the integrity of your facility to guard against both fire and loss of life.
